Step 01: Discovery and Site Visit

We begin with a conversation about your vision, your lifestyle, and your budget. Then Kawika visits the property in person to assess terrain, access, drainage, HOA requirements, and microclimate. On this island, the same house design behaves very differently at sea level than it does at 3,000 feet, so we start with the land itself.

Step 02: Pre-Construction Proposal​

Before any design begins, we produce a detailed pre-construction proposal. This is a paid engagement that defines project scope, budget parameters, timeline framework, and design direction, all agreed in writing before an architect draws a single line.

We coordinate vetted architectural and engineering partners to develop detailed plans, 3D renderings, and material selections tailored to your site, your lifestyle, and your confirmed budget. Construction costs are tracked at every design decision, so budget and design stay aligned all the way to permitting.

Step 04: Permitting and Site Prep

We manage all Hawai’i County permitting, HOA design review submissions, and site preparation on your behalf. County review and community architectural committees each have their own requirements and rhythms, and we have been working within them for decades.

Step 05: Construction and Handover

Construction begins with finalized plans and an agreed scope. Kawika personally oversees every build, and your portal shows you progress photos, schedule, and budget throughout.

No. We work with clients who own a lot, clients actively searching, and clients still planning from the mainland. We can advise on site selection as part of discovery.
