Custom Home Builder on Hawai'i's Big Island

A Home Designed Around Your Site, Your Life, and the Way. You Want to Live in Hawai'i.

You are not building a house. You are building mornings on the lanai, sunsets over the channel, and the place your family gathers for the next thirty years. We design and build custom homes around your actual lot and your actual life, with your budget aligned before a single line is drawn, and Kawika personally overseeing every build.

What We Build

Every Element, Designed for
Your Site and Your Life.

Site-Specific Floor Plans

Every layout is designed around your lot: orientation, views, terrain, trade winds, HOA setbacks, and microclimate. Never adapted from a plan drawn for somewhere else.

Tropical Modern (Coastal)

For coastal and lower-elevation sites, we build in the Kauhale tradition: connected pavilions, pocketing glass walls that dissolve the line between inside and out, covered lanais, entry water features, and materials like native ohia wood, cedar ceilings, and lava rock.

Modern Mountain (Upcountry)

For the highlands, we build warm and solid: insulated double walls, standing-seam roofs engineered for mountain winds, interior fireplaces, and radiant-heated floors for cool Waimea evenings.

Pole House and Timber Frame

For sloped or rocky volcanic terrain, we bring rare, deep expertise in post-and-pier construction rooted in centuries-old Japanese joinery. Raised timber homes ride out earthquakes with natural flexibility, stay 5 to 8 degrees cooler through under-floor trade wind ventilation, and sit lightly on land that would otherwise need heavy grading.

Systems Built for Hawai'i

Mechanical, electrical, and plumbing designed for durability in island conditions. Solar and battery storage integrated where energy independence matters. Home automation done right.

Outdoor Living

Covered lanais, outdoor kitchens, and living areas designed as true extensions of the home. In Hawai’i, how your home connects to the outdoors matters as much as what is inside.

Engineered for This Island

Your Biggest Questions, Answered Before You Ask.

“Will it hold up here?” The Big Island sits in the highest seismic design category in the country, and coastal salt air destroys standard building hardware. We engineer every home for its exact location: reinforced foundations tied to the structure with continuous load paths, marine-grade type 316 stainless steel connections near the shoreline, hurricane strapping, termite shielding, and wind engineering matched to your site, which at upper elevations can mean designing for 130 mph and beyond.

“Will the budget hold?” Your budget is set in pre-construction and tracked through every design decision. Scope and selections are finalized before construction begins, and any change is agreed in writing, with pricing, before work proceeds.

“Can I manage this from the mainland?” Yes. Your project lives in an online portal with photos, schedule, budget, and documents. See our Inside Your Project page for exactly how off-island clients follow their build.

“How do I get through HOA design review?” We design to your community’s guidelines from day one and manage the full submission process. We have taken projects through the review committees of the island’s premier communities many times.

Is This Right for You?

The Clients We Serve Best.

Executives and Retirees Relocating to Hawai’i. You chose this island for the golf, the ocean, the mountains, and the pace. You want a home designed for that life, and a builder who protects your time and your investment while you are still on the mainland.

Property Owners Ready to Build. You own land here, or are about to close on it, and you want a home designed specifically for that site. You value expertise and a documented process over the lowest bid.

Long-Range Planners. You are a few years from breaking ground but serious about doing it right. A conversation now, especially about site selection and design review timelines, will save you real time and money later.

No. We work with clients at every stage, including site selection. And if you want to skip the land hunt entirely, ask about our Available Homes & Homesites: premium lots we own, paired with home designs already moving through approvals.
Yes, and we do it often. Our preference is to be involved early so design decisions are made with real construction costs and site knowledge on the table.
